Hey @Charis WolfeBarron! Yes, strong market here for rentals. The rates of course aren't rising like they were the last few years but they are still staying stable. As Robert mentioned though, do your research on the area. I always warn my out of town clients of this. I'm from Michigan and up there it's very clear (at least where I'm from) what part of town is good and what is bad. But in this area, it is very spotty to say the least.

So are you looking to purchase a primary residence in Pensacola or an investment property? Either way, I can ertainly help you out. I've lived in Pensacola for 20 years now. As some of the others have already mentioned, Florida certainly has some unique obstacles to be aware of. Nothing major. But you'll just want to make sure they aren't overlooked. Let me know if you'd like to chat.

Documentation is key. Communication is also crucial in my opinion. The wholesaler needs to have certain documents for the owner to sign off on. And for me personally, I also want there to be open communication between me, the wholesaler AND the owner. If I have a wholesaler wanting me to only show the property at certain times because they are clearly trying to do something without the onwers knowledge, I won't touch it.

Yep, it's certainly allowed here in my market, the Pensacola area. I've done it for several wholesalers.

@Daniel L. Yep, I sure do! Although, lately I've been too busy helping others with their purchases to do any investing of my own. Plus, my wife and I just bought a pool home so I'm busy with renovating that. Unfortunately, my wife likes properties that eat up our money, whereas I prefer cash-flowing properties. lol
