Single-family residence buy & hold investment.

Purchase price: $176,000
Cash invested: $190,000

3 Bd 2Ba 1,500sq ft single family home in Lamar County, MS. We closed on the property for $176k and got a new roof replacement into the negotiations

How did you finance this deal?

200k Hard Money loan , 3 year balloon payment 3% APY

How did you add value to the deal?

14k spent on renovations including new floors, paint, and light fixtures
