Steve, If I am understanding you correctly, the secret here is to find a discounted property. For example, I bought a property with hard money lender for 60k, the ARV is 90k. I only put 5k in cosmetic work. What I will do now, is to refinance the property and get even more than 65k from this property. You need to find a house that is at least 80% of the market value.

I first heard of Fund & Grow from Morris Invest. I was on the fence for a period of time but eventually decided to make that jump and try. So far, I have not regretted it. First round I was approved for $86,000 but because I already had a business card with 25k credit limit, Brandon Kroon told me that that can be rolled into my other new card, so the total amount is $111k. 

Now I am about to use Plastique to use that money to buy real estate. 

This was a great experience to me and I believe that this is a very good way to buy real estate and use the BRRRR method.

 You are so right Audrey. Good for you. Other people may interpret what you did for foolishness, but I believe that you will reap more in the future. This guy will love working with you and you are going to learn in a shorter time from him that you would learn by yourself.

I am a newbie here, and I felt a little bit offended by the original post. Not that it describes me, but it gave me the impression of "pros" vs "newbies" kind of. I would suggest that you remember the days when you were a newbie in real estate. 

Anyways, I would strongly recommend for every one to read the book "Go Giver" by Bob Burg and John David Mann.

Thank you for replying to my post and asking me questions. 

My first mistake is that I decided to add a bathroom. The property is 3/1 and it has a "Florida room" is what we call here in Florida. So, initially I thought I would turn this room into a master adding a bath to it and turning a 3/1 to a 4/2.

I could not find a GC, but I found one guy who he knew a GC who was willing to pull permit for him. So we did. I paid $1000 fee for GC,  $700 for an architect to make a plan, and over $600 for the building permit. It has been 3 months I have had the property and work is starting next week, hopefully. 

I know it's embarrassing to say that, but I am learning. My failures and my mistakes are the best stepping stones to achieving my goals. 

I am also having a difficult time to find a plumber and an electrician who can pull permits. It seems like every one is busy these days, especially after the Hurricane Irma. 

Anyways, I am grateful that I took the step of buying that property. At the end of the day, I will come wiser from this situation.

Hi everyone, 

I am new here and I am still exploring BP and being overwhelmed with a lot of information. 

Let me introduce myself. My name is Konti, I am from Albania, lived in Greece for 20 years and moved to US just 6 years ago. 

After 5 years in US, I discovered Real Estate Investing. I decided to jump into that ship and for that I thought I'd better get a real estate license, which I did. Since then, I have been wandering alone, not knowing which direction to take. Sometimes, I thought being a Realtor is all I need, other times went back to my original dream, real estate investing. After a year jumping from one place to the other, I decided that I can still wear my two hats, with the main one, though, being a real estate investor. 

So, here I am, being overwhelmed with a lot of information and ready to take ACTION. With that being said, I have already bought my first investment property with my HELOC money which I intend to flip. The problem is that, being inexperienced, it is taking me way more time that I originally thought it would.

Anyway, thank you for taking the time to read my post. I look forward to getting to know members of this awesome community  and learn from all of you.
