Hi Mindy thanks for the response. There are only 8 homes on the property apparently the county doesn’t allow any more. The homes have all been recently updated new hvac, floors, hot water heaters. Each has own septic tank

It’s a rural town in the south. It seems like a. Great deal. Any advice would be appreciated. Thank you so much

Thanks for the response... The yearly expenses are $1560 for water $1400 for insurance and 1350 property taxes. Tenants pay the rest of the utilities ... the homes are mostly 1995 .. water well .. sewer is septic Growing Rate of the area has seen 5% increase last 10 years. It’s a small rural town

Hi all I’m brand new to the community but I’ve been reading and educating myself through BiggerPockets ... great material !

I live in nyc but I’m thinking of investing out of state as the NYC market is way too expensive

I've found a mobile home park in the south I'm interested in. 16 acres 8 Park owned homes with a rent roll of 4250 a month. After all expenses including taxes and property management and mortgage NOI is $31,000 a year... is this too good to be true ? The property is listed at $185,000.

Any tips and advice is appreciated thank you all so much !
