Welcome to BiggerPockets. I am an investor that is based out of the New Orleans market and also have properties in Lafayette. You are welcome to reach out, I would be happy to answer any questions you have about real estate investing as well as the portions of the Louisiana market that I am familiar with. 

My name is Konstantin Ginzburg, but I just go by Stan. I am a new member to Bigger Pockets and am excited to learn about Real Estate investing as well as other aspects of the Real Estate industry. My wife and I have started our own company and have acquired a few investment properties in our region so far but we are still new and excited to learn and expand our company. I'd like to thank you for allowing me to join this organization and I look forward to learning from everyone here.  

1. I am currently based out of Lafayette, Louisiana where I have a few units currently leased out already and am planning to expand into New Orleans in the near future. 

2. My goals for joining Bigger Pockets is to network and meet others who are also interested and experienced in the real estate business. 

3. I am an avid traveler and love hiking around the country's National Parks.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

First multi-unit property investment. A 4 unit property off a major road in town.

What made you interested in investing in this type of deal?

Wanted to gain experiencing managing a multi-unit property.

How did you find this deal and how did you negotiate it?

Realtor.

How did you finance this deal?

Lender.

How did you add value to the deal?

Exterior painting.

What was the outcome?

Cash flowing property.

Lessons learned? Challenges?

Learning how to manage difficult tenants.

Single-family residence buy & hold investment.

Single-family buy and hold property that is currently under a one year lease. This was my first investment property purchase.

What made you interested in investing in this type of deal?

I wanted to begin investing in real estate and decided this was a good entry point investment.

Through realtor.

Bank lender.
