When rehabbing, what kind of contract should you have in place with your contractors? If anyone can share the highlights of their contract with me so I can write my own, I will appreciate that. Or better yet if possible just use what you have used already.

How do you find easily the owner of a property that appeared abandon with wayyy overgrown lawn you can't even find your way to the door of the house???
