I invest in northern indiana, and indiana is a landlord friendly state. I have looked at buying in Ohio and in my opinion ohio is not a landlord friendly state too many laws protecting bad tenants

U don't need banks... use private money..

Don't use hard money cost to much and the risk are to great

If u can't find private money Ur not looking in the right places ? Do people know what Ur looking for ?have u challenged urself enough to find the money ?

There  is a lot of private money out there.... start small with private money, prove urself, they will give u more money if you prove urself

I did 106 buy and hold deal last yr.. we have over 80 this yr so far and still buying strong.. northern indiana 

I have rentals in ft.wayne,  kendelville,  warsaw,  and akron indiana... and the prices have been steadily on the rise and the cheaper investments seem to be harder and harder to find and are gobbled up quickly... but there are still deals out there to be bought.

follow Ur inner voice, offer what u want...paying Ur realtor 1200 if you follow a diffrent path is crazy, there has to be a loop hole ? I buy and hold in ft.wayne and have a investor friendly realtor if you are looking for a  change..

I would recommend reading the book " no money no problem" it's on amazon I beleive..

But you gotta get started and learn to think outside the box... if you can think outside the traditional box you will discover you rarely need a bank for your investing... which will make your life and profits excel
