We got pre-approved for a home loan, and are looking to build a duplex for house-hack. I am looking to build a duplex to do a house hack. I am not very familiar with the building process and would love some recommendations on how to learn more about the process. Any advice on materials (books, builder) would be highly appreciated.

My wife and I are trying to buy a duplex and do a house hack. however the bank doesn't want to approve us for a duplex, but would approve us for a single family residence even though they are both for the same purchase price? Is it because the duplex is regarded as a higher risk?

Thanks for responding Aaron. I am looking to buy a duplex and do house hacking. The goal is to live for cheap or free while getting to know the real estate business. I am going to have to pay for a place to live, so if I have vacancy, I would be able to cover my rent myself

I am having a hard time getting financing since I do not have constant income to show the bank. 

I am a new pharmacist and having a hard time finding a full time job so in the meantime I do contract work.

Besides waiting until I get a full time job? What other options do I have for financing
