 It looks like my wife and I will be leaving Baton Rouge and we are exploring our options. 

I have two questions regarding short term rentals in the Baton Rouge area.

1. What kind a occupancy should I expect? After doing a quick Google search 44.5% came up. That seems rather low.

2. What should I look for in a property management company?

So I’m looking to get a contract signed on a wholesale deal and the property is in 6 peoples name (mom has 50%, kids each have 10%). Whats have you found the easiest and most professIonal way to have all of them sign it? Will all of them need to come in for closing? Thanks

While you mention “fair transactions” I have thought a lot about honest business practices for my wholesaling business (so much so that I named my business Honor Homebuyers, Psalm 16:8). I hope I don’t ramble. 

Talking with a friend recently he mentioned that biblical honor means to add value to. While I am still new to all this here is some ways I am focusing on honoring my sellers and still able to run a profitable business. 

Be a legit business through reliability. Because wholesaling doesn’t really require a huge investment it seems as though many people jump in trying to make a quick buck. I’m trying to grow a business not just do one deal. One way I want to establish my business as reliable is by returning calls quickly and when I say I will. Also, by having a professional presences through simple things like a logo, shirts with your business name, and a website. 

Customer service. Buying their house may not be the best option for them in their situation. Sometime recommending an agent is how you can help them out.

If you really go out to serve with integrity God will take care of the rest. 

@Joshua Lee Wegner, DISCLAIMER: I have never done a wholesale deal, but this is what I’m thinking. Maybe I missed this; if it’s an assignment contract the end buyer will pay the closing. If you do a double closing, depending on how you set the deal up, closing could be 4-6%. You will also place earnest money down. Would love anyone else more experienced to chime in about other fees or cost.

@Chris Burnett @Favian Duarte thanks for the advise. I think I’m going to use a pretty standard VM for all different kinds of leads to establish a baseline call back percentage then try different thing for each type of lead. Maybe have my wife leave messages too to see if a women’s voice is more affective.

Has anyone tried ringless VM as a first touch?

I wanted to use this strategy as my first touch with a batch of absentee leads. My problem is how to word the VM so everyone in the batch knows I’m talking about their “other” property.

For instance, for normal VM I would says something like “I’m interest in the property at XYZ street.” Can’t say that if the message is going to 50 people at a time. 

Any suggestions?

After skip tracing propertIes my strategy to attack inherited and absentee owners list was going to use ringless voice messaging to leave messages in batches telling them I’m interested in there house. Usually cold calling I would say something like “Im interested in your property at XYZ street My issue: If I’m leaving 100 messages at a time how should i word the voice message so that they understand it’s their “other” property I’m interested in?
