On the REO I am currently working on I offered 15% EM on the first offer. Now that we are getting closer to a deal and they know I a a serious buyer with proof of funds I have lowered my EM. Things have not been looking good lately, and many of these houses are difficult for the average person to purchase. As an investor with cash, you hold a powerful position. You should be getting a deal these days or your money is better spent elsewhere.

You should never have to buy cash flow, especially in this market. Look for a good deal and put down as little as you can. Use the money you were going to buy the cash flow on the bad deal and put it towards a second good deal.

Mr. Malesic's tip of including city council contact information is a very cleaver move. I usually make an improvement that I can point to, but this might be another way to keep clients from feeling like surfs.

I have been looking for months in Milwaukee for properties that profit using the 50% rule. Short of really bad neighborhoods, I have not found any deals that come close.

Don't you think you could have gotten it at a deeper discount? You might have been able to negotiate the same deal but owe him 80k or less in a year.
