@Dave Spooner the house was built in 1925 but is very structurally sound. The owner took very good care of it. The exterior is great. Original hard wood floors that can be sanded down and refinished or carpeted over or whatever. It has an old hot water furnace but still works great. The only AC are window units though so that would probably be a bigger ticket cost. Everything else is just cosmetic mainly.

Hi everyone. I am in the Saint Louis, MO market and am wondering if any of you have come up with an easier way of getting an estimated rehab cost on a house? I'm a painter so I have an idea about construction costs, ish, but I also know if I estimate rehab to be $10/sqft and it ends up being $15/sqft I'm losing out on a lot of money. I know the most accurate way would be to get a contractor into the house to give an estimate, I'm just wondering if anyone has found a somewhat accurate way to figure it out yourself?

When you send out bulk texts on textmagic is there a way to personalize it for each person? Using each person on my list's names and addresses. When I type in a message won't it just send every person on my list the same text??

Hi everyone, so I'm trying to work my first deal with a guy right now. His asking price is $39,750. It needs 10 to 15k in updates. So let's just say 15k. We've negotiated but he is saying he won't sell it for less than $37,500. From the comps that I have found the ARV is about $82k. If I take 5k wholesaling fee would that be a good deal for an end buyer?

Two part question: If you are just starting out wholesaling what are the best ways to find deals? What are the best ways to get phone numbers to cold call etc.? Also, once you find a deal and are under contract, what are the best ways to find buys? Craigslist or MLS? I could use all the tips and advice anyone is willing to give.

@Whitney Hutten well starting out I think I want to go with the wholesaling path, and then once I gain a little more experience and capital move on to fix and flip or BRRRR. But I'm still researching to see which are my best options just starting out without much capital.

@Laura Alamery thank you for the advice. When it comes to gathering information and learning, I have read 5 or 6 books on investing in real estate and have listened to podcasts and watched multiple YouTube videos explaining the process but do you recommend any certain books or articles that have really helped you?

Hi I am just starting out wanting to invest in real estate. I am a homeowner so I get the concept of buying and selling a house, but I could use some pro pointers on do's and don'ts, what you wish you knew when you started, and abut how to get started. All tips are welcome! Thanks!
