Thanks for the response John. All that makes sense to me. Finding it hard to find off-market deals right now. Seems like on-market deals make up all the inventory. 
Thanks for the reply Jeff. I am on the buyer's side of the equation, and I am struggling with inventory. We have a lot of money we can deploy but I can't seem to find anyone even willing to have a conversation about selling. We try and stay off-market but it seems like right now the on-market properties makes up 99% of the inventory. 

What are the scenarios that someone would sell a multi-family rental unit right now in the current market?

Thanks for the recommendation. Sometimes margins are already pretty slim on certain property types so having a PM, who upcharges for the small stuff, handle those requests may not be efficient. I understand they are running a business as well though.

Thanks for the note. I like the idea of using RentRedi if the property is local to me. Anything else, I would generally like a local PM who knows the market well and has existing relationships with vendors. Referring back to my post, I am generally curious if anyone has been successful hiring a PMC to only deal with leasing and maintenance calls. I can do everything else.
