Investment Info:

Single-family residence fix & flip investment.

Purchase price: $300,000
Cash invested: $75,000
Sale price: $580,000

We bought this property occupied site non seen... seller had a family member that occupied the property and deter potential buyers from seen the property. we succeed to negotiate with the tenant and get the property vacant and ready for sale. we sold the property as is with nice profit.

How did you find this deal and how did you negotiate it?

property was on the market. the fact that we had to buy it unseen gave us the option to offer a low price

How did you finance this deal?

Hard money

Lessons learned? Challenges?

in this market you need to do have the ability to deal with properties that no one else want.

i was looking at Florida market and its very hard to find deals there, market is crazy and everything is sealing above asking...

i know nyc market and still get deals, prices are up and properties are selling fast. there is place for you too. don't forget it takes time to close deals in nyc.  good luck.

Other buy & hold investment in Brooklyn.

Purchase price: $700,000
Cash invested: $120,000

Mixed Used property.in ocean hill in Brooklyn NY.
3 residential and one store. It was an estate deal that had some issue and was finally closed on October 2019.

What made you interested in investing in this type of deal?

Property is in upcoming area with solid student’s rental market. property was in need of renovation, Plan was gut renovation and rent it out… then pandemic come… work was stopped, and the project was delayed for a while.

How did you find this deal and how did you negotiate it?

One of my agents in my office.

How did you finance this deal?

Financed with hard money loan.

What was the outcome?

Property was apprised for 1.3m and Finally refinanced in 2/2021 but due to all the delays had to leave some money…
At the end cost was higher than anticipated but it is a nice add to my portfolio.

Lessons learned? Challenges?

The real challenge was the refinance, commercial lending was closed early 2020… had to wait couple of months in order to get the finance done, process is not fast as the residential and had go throw two banks. be prepared and talk to a few brokers before choosing one.

NYC market is very competitive and prices are high... but you can still find deals. we buy most of our properties in the Bronx. under market value for rent or fix and flip. feel free to contact me if you need any help.

Hey Kyle,

I hear the same... there will be some people that will leave NYC from Manhattan to to NJ, Brooklyn etc... currently there is a lot of buyers and not much inventory so prices didn't move much. i do most of my deals in Brooklyn and the Bronx that is more residential. It's to early to know the damage to the economy and the effect on the real estate prices, regardless i think the key is to buy at the right price so i'm selling what ever i can right now .I believe that there always will be a demand for houses in NYC.

we purchase this property that was an estate deal. the property needed complete gut renovation, our renovation took more then expected since we could not work due to the "shelter in place". we just finished the property and listed it and we are getting currently offers.

What made you interested in investing in this type of deal?

Most of the deals we do in Highline Realty Group are fix & flip in NYC

How did you find this deal and how did you negotiate it?

This was estate deal that turned to a short sale, we where door knocking and succeed to contact the heir to the estate...

Hard money lender

What was the outcome?

we just listed the property and have multiple offers....

this deal took over a year to close since it was an estate and short sale. defiantly persistence it the only way.
