Thanks so much for the tips. Some of the areas seems tough to handle but you can't have good without some challenges.

@Brian Eilering Thanks for the good advice. Any particular neighborhoods you recommend that are better for flips?
I also agree that the more investors the better for the area

@Winn Merwin Thanks much for the info. Indeed these areas close to 15th street are our main interest
@Brian Eilering Not sure I mentioned it but I'm part of a bigger investors network and some of them also getting into Augusta (some do rentals, some flips) but I'm sure there still plenty of deals out there :)

Thanks much for the post and the information. You just reinforced our decision to invest in Augusta. We feel the same about the potential of Augusta and I do understand what happens to a community once Cyber (or genrally tech) guys come in. I saw it over and over again.
Thanks much for the tip regarding "the hill". we still trying to figure out the right neighborhoods to invest in and identified a few and we currently analyzing few properties there. Our strategy and experience is more around flipping SFH but when we see a solid rental opportunity we'll take it. Based on your deep aquaintance of the area, what places you think would be good for flip projects? what neiborhoods will have some equity buid up in the next few years?
We identified the Ft. Gordon sorroundings, the 15th st. corridor (due to the expected redevelopment announced there). Any other suggestions?

We decided to look for secondary markets (meaning none LA, NYC and soon to be DFW) that still have some room to find good deals in price range that it suitable for us. we also didn't want cities with more than 500,000 people. After looking at several markets like this, we think that Augusta is in a good price range, showing stability in population and work places, have some interesting developments like Ft. Gordon being cyber basis, redevelopment plans of the city and more.
I'll return the question - as someone that lives in Augusta, I'd like to hear your view. Is it s good place to invest in?

My name is Kobi Gur, and I'm in real estate investing for more than a decade now. Invested mainly in Israel (where I live) and a few years ago, started investing in the US in the DFW area.
Investing now both in rentals and flips and trying to apply what I knew from the previous experience to the ecosystem in the US with the relevant adjustments (you'll be surprised how many similar elements exist :) )
Now expanding in the US to the Augusta, GA with the same mode of operations - finding below market properties, deciding on the best strategy for each one, buying alone or with partners.
A pleasure to be here and learn so much from this great place. I hope to contribute at least as much as I get
