My name is Kobe Carr, and I am eager to learn more about real estate investing. I am reaching out to see if someone would consider mentoring me in the field. I’m willing to work for free for six months, and my only request is that you teach me as much as you can during this time. I am highly motivated, dedicated, and prepared to do whatever it takes to gain valuable knowledge and experience in real estate deals. I believe with some guidance, I can accelerate my learning and contribute in any way I can. I would be truly grateful for the opportunity to work with you and learn from your expertise.

Thank you for your time and consideration. I look forward to hearing from you

"I've been setting up deals but i think they look solid. However, i would like a person with multiple rentals to help guide me to avoid some simple mistakes. My goal is to be able to get on a facetime/zoom call with them and go over all my offers on properties."

That was from my other post. But if any real-estate investor would like me to work for like for free for 6-12 months. All i ask is to teach me as much as possible. I currently live in Billings, Montana. But I'm moving to Fort Worth, Texas in September. Thank you

@Kobe Carr I am in no way an expert but I could definitely schedule some time to walk through them quickly. I will be quick to admit I have only had experiences with small rentals (6 units and smaller) so if you are looking for help on larger apartment complexes I would not be a great resource. I do have two really good mentors / coaches I work with that would be able to provide more input but they do charge for their time. I also have a close friend who only deals in large apartment complexes. I will let you know, it is rather difficult to make rentals work in the DFW area. Our home prices soared over the past 5 years and rents have only gone up incrementally creating an imbalance.

I'm only looking at duplex's or single family at the moment. I've also been reading that the prices of properties are slowing going down. I'm not sure if its true.

Hi @Kobe Carr

These are all things I do for my investor clients.

You need someone with boots on the ground and someone who has done this before. If you don't already have an investor friendly agent in this area go to the top of the page and click on AGENTS and go from there.. or maybe chat with someone here in this area of Fort Worth.

Where specifically in this area you are looking to invest?

I've been trying to stay in the north part of Fort Worth.

Hey @Kobe Carr! Where are you most concerned about your blind spots? Underwriting? Valuation? Budgeting? This would help focus such a call/support for you and hopefully get you more and valuable responses.

I would say the blind spots and budgeting is top on my list. Im looking to try and either get a duplex or a single family with a FHA loan. So i can fix it up/ rent a room out to a buddy/family member for one year.

If you are planning on living in Dallas, then yes, it would be a great place to invest. I am just not always a proponent of newbies investing out of their own market. To many unknowns, and often does not work out well for the investor.
