Hey guys I'm trying to buy a home with owner finance. Now the owner is asking 65k and currently gets 400.00 from both sides. The Duplex is not in the best shape, on a 1-10 it's a 5. How can I structure a deal that will work for me and him. He seems like a motivated seller since he's currently out of state. So I'm trying to be aggressive. Any advice on how I should approach this would be awesome! Thanks BP MEMBERS!

@Brett Russell ya I've pretty much thrown out the idea of flipping just because of the area. It's a lower income area and run down that's for sure. I leaning more towards the idea of buying and investing a couple thousand and renting for about 550 minimum. I have yet to look at the property so I think that will help with a lot but I have made an appointment to meet tomorrow! Thank you for your input I'll make sure to keep you updated. Any advice on maybe what to ask the seller a few good questions before buying!

Hello there my fellow BP members today I come to you with a favor! I recently contacted a home seller in my area selling a property for 13,500 owner financing or he'll do 7500 cash! The home is a small home 800sq ft 2bedroom 1 bath. As you might have guess the property needs some work! I've come up with two solution one fix it up and flip it but I feel like the area that it's Lombard wouldn't be a good one to invest in. Now my second option is to fix it up enough so I can rent it and get about 600.00 monthly for rent! What do you guys suggest I do before I go forward with this deal! What kind of questions should I be askingThanks guys!

I've heard this over and over that it takes money to make money, but I've heard the opposite. I wanted to see if people would be willing to share stories about how they made money with money or have made money WITHOUT any money!! Thanks guys!

@Sharad M. I agree! I have experienced this myself from the few business organizations I have been part of during my college years. In the end knowledge and growth is all around us. I just want to give 100% to reach my dreams and goals. It was nice talking to you I'm sure I'll see your comments on other topics, I'll be on the look out :)

Just finished reading rich dad poor dad and what can I say I feel the same way! I'm heading into my senior year In college and sometimes I wonder what am I really doing In life. Is what I'm doing really what I want or is it just so I can fit in and be "normal" this book opened up my eyes to see what I really want and that is to be self efficient and to be free, from all the restrictions society has put on all of us. Be who you were meant to be is what I think.

Sharad M. Thanks for the kind and inspirational words. I see you as someone maybe one day I would become. My college years are almost, I will graduate with my finance degree and it's almost time to go Into the real world. I'm just not sure that I want to be part of the corporation world, don't get me wrong it's great and some people love it, but that's not me I want to be self-efficient. Knowing that every minute and hour I put into something will reflect in the end. The battle is hard but no road to success is easy, once again thanks for taking the time respond and I wish nothing but the best in your future.

Sharad M. Your comments are very positive and helpful! You seem like someone who loves what they do and has tried master the art. If you wouldn't mind me asking how old are you? I see you havnt been doing this for very long but you seem young. The reason I ask is because I myself am only 21 but I see a bright future in real estate.

Duncan Taylor hey it's great to here what you are doing! I'm a newbie myself at the young age of 21 but there is tons of information out there from experts, to books, and even videos we just have to decide for ourself which will benefit us for what we are trying to accomplish. I hope the person you are mentoring takes this opportunity seriously and goes far, best of luck to you and to your mentee.
