 I went to high school in Bloomington before i moved to Utah but i havent been back there since. my uncle lives there and he has a couple of multi-family rentals so i wanted to get a little more info on how the area is doing.

I'd highly recommend getting on a plane and driving around before you buy anything there. 

Sorry if that was a bit much. Can you pull off a BRRRR and 1% rule? Maybe, but it's likely going to look a lot better on a spreadsheet than in real life.


 Thanks for the information Travis, Yea it seems like the high taxes and insurance premiums are going to make this less desirable. i appreciate your input.

I am looking to invest in Peoria, Bloomington, or Decatur IL. how has been your experience with investing in these areas? can you achieve the BRRRR method and follow the 1% rule?

I guess where I'm not understanding is in the BRRRR method: you need to refi and cash out your investment to repeat. But you can't refinance a house when the rent is half the mortgage. Even a DSCR loan requires a 1.25x DSCR ratio to pull your money out. How do you navigate that challenge in a market like Utah, where achieving that kind of rent-to-mortgage coverage is becoming nearly impossible?
Then you need to leave 40%-50% of your money in the deal to get it refinanced which then makes it difficult to scale.

Thank you for your reply. Yea thats what i have found out. but i have a hard time scaling since im not able to cash flow. it becomes difficult to keep adding more properties when you have to cover the gap in rent vs mortgage.

I am an investor and a realtor in Utah, looking to find deals that fit the BRRRR method but i am not able to make the numbers work in this market in Salt lake County. Has anyone been able to accomplish this? How are you able to make the numbers work? Which lenders are offering the best deals in salt lake city right now?

I keep seeing Lima One Capital pop up in regards to offering decent DSCR, but I have not personally used them.


 I did some research on them and it seems like no one is really happy with them, a lot of bad reviews even on BiggerPockets.

I am under contract to purchase a 7 unit property in River Rouge, MI.

I am currently looking and interviewing Property Managers. wanted to see if anyone has any experience with that or any input?

Sugar House area would be a good are to do MTR.

it is still very competitive but the numbers still make sense if you are able to grab a property here.
