Looking for a recommendation for a property manager that services the Pittsburgh area (Trafford specifically). Property is currently rented on section 8.

I am currently under contract for my first property in the Pittsburgh Metro, Trafford to be specific. Would love to connect to hear your thoughts on the area, as well as trusted contacts that you have. I have been working on assembling a team myself, and recommendations from other investors are always my favorite place to start on any market. 

@Alicia Marks what works for me was talking about the why I wanted to do it (more time with family, less stress if one of us were to lose our jobs, etc.)

Next step was to make it not her problem/less risky. I worked a cash out refi on the primary - luck stepped in here and thanks to interest rates going down, was able to do so without our payment going up. Stuck to the cash out amount to be what we had to get started.

Finally, and this one was the hardest, gave her veto power on any property that I was going to offer on. Helps that she has a great "gut". The one time we offered on something that she wasn't 100% on, the inspection came back WAY worse than we expected, so we had to kick it.

Keep bringing them to your properties and engage them in what's going on. Both of my parents were agents and did that with my brother and I, he now has his liscense, and well, I'm posting here. They'll get the bug eventually! 

ummm unfortunately probably beer and maggots (Caution do not drink the beer).

Interesting side story, my fiance and I are currently shopping for our primary. We were outside of a vacant house that we were about to look at, when the la called our agent and told us that he "just remembere" that we CANNOT open the fridge. So yea, we moved on to the next one...

You should definitely have a realtor do it. The pseudo mls websites are known to be wildly inaccurate. as per compensation? I would think that varies by market/broker.

There are also companies that you can find online that will do bpo's for a fee, however they are less accurate then having a realtor do a full cma, but better than a pseudo mls.

I've seen this in my area (though properly values are considerably higher) when a house is over priced for some reason. (Typically the owner is trying to avoid having to do a short sale/it is a short sale and the bank is refusing to come down on price to mitigate it's loss)

I've also seen it where older homes are being comped against brand new construction. (Which seems plausible give that your area is rapidly expanding) 

either way, the prices are likely too high for the area, even if the reason isn't immediately apparent
