Today I went to the city courthouse to get probate cases within the last six month. I went to the correct office, but they seemed as if they did not want to help me. Is there somewhere else I can get probate cases??

When bird-dogging for an investor, how does the bird-dog insure that he/she gets paid at closing? I looked in the FilePlace section of Bigger Pockets and I did not see a Bird-Dog agreement. Is there a contract that both the Bird-Dog and investor sign or is everything done on good faith?

I haven't contacted the seller yet because I was not sure if it was worth the time. The way the ad was written, it seems like it was written by a wholesaler.

I found came across a wholesale deal and I was curious to know if people wholesale other wholesale deals?

Here are the specs:

Asking price: $32,900

Repairs: $10,000

ARV: $80k

Rents for $850/mo

Could I wholesale this deal or would it be better to do an assignment of contract?

Thank you for your responses. I will PM the both of you. I looked for a local mentor, but the problem was her fee was around $1000 and her package included only two phone calls a month.

I sent the both of you collegue requests.

I was browsing Craigslist when I came across an ad about Real Estate Mentoring. I spoke with the person on the phone and did some research on Google for reviews. I did not see any reviews, but my findings concluded that the person who posted the ad was a legitimate real estate investor. HIs program consists of continuous learning of any area of REI, he'll walk me through deals step-by-step, and he's assessable whenever I need him.

When he and I spoke on the phone he said he is a nationwide mentor and his fee was a one-time payment of $200 through PayPal. Since PayPal is a legitimate e-currency I felt a little more comfortable about his mentorship program.

What other steps should I make to ensure that I am not being scammed and so I am covered on my end?

I began studying REI about a month ago. I really want to have a property under contract at the end of this month or by the middle of next month, Am I rushing things?? How long did you wait before your first investment?
