If your out of state I would wholesale it. It is very easy to find investors to buy a property if you have it for the right price, and it will be a lot easier for you. I wholesale in the Sacramento Area and know hundreds of investors who would want that property and can pay cash right now. You don't have to worry about finding a buyer.

I use Debbie Owens at Stewart Title on J st. in Downtown Sacramento. She is really a nice lady and is great at what she does. She does Assignments and Double Closes for lots of investors in the area.

Thanks Jake. I've done wholesale deals before just never off the MLS. There are investors in Sacramento that get their deals of the MLS and so far all of them have said to me, including my title company that they use the RPA, however none of them seem to know if I'm able to use my wholesale contract. I just wanted to use my wholesale contract because it would be easier for all parties because of how simple it is including me. I'm probably just going to end up using the RPA though because agents will recognize it. Thanks for your help Jake.

yes. I've done wholesale deals before with my contract and it has all of my out clauses in it just never with a realtor.

Hi everyone! My name is Matt and I'm a wholesaler in Sacramento.

My Question is:

I have a Realtor that is willing to write offers for me and submit them to the listings on the MLS however can I submit the offers using my typical wholesale contract or does it have to include the agent some how, or do I have to use a CAR Form?

Any help would be awesome!

Typically Agents and Brokers don't know about wholesaling because it is not a traditional way to sell a house. Wholesalers fill a need to help the people who don't want to or can't sell with an agent because of their financial situation or the condition of their home. We as wholesalers are in a niche in the market. If they need to get out fast they don't have time to list with an agent and have their home sit on the market, and they don't have the desire or means to fix anything up in their home that's when wholesalers come in.
