Hi!

I've currently purchased a 4 unit rental property and am looking to continue buying properties and to make real estate investing a full-time career. Does anyone have any recommendations for any books/ websites /courses that are especially helpful for understanding the basics of real estate investing? I've already gained so much knowledge out of the bigger pocket website and forums but definitely still have a lot more to learn!

How does seller financing work when realtors are involved? How do they get paid?

@Deanna G. we will be continuing with the previous landlord's leases. the earliest lease is up this october and the rest have been recently renewed. all tenants pay utilities.

@Jane A. I just meant we will discuss how they can pay their rent to us (we will use chase quick pay).

Hi everyone!

My husband and I finally closed on our first rental property, a 4-unit house! I'm so excited but am a little nervous about meeting the tenants for the first time tomorrow! Each unit is currently rented so we'll be meeting with them to discuss their rent payments and to get any questions or concerns that they may have. Does anyone have any advice on what else we should have prepared to discuss with them? I've already given them our google voice phone number and email address. Thanks!

That's strange that it's listed as owner occupied. I didn't notice that. The current owner has  owned the building and has been renting the units for at least 15 years. 

Insurance is $1800

Hi everyone,

My husband and I are new to real estate investing and would appreciate any help we can get! 

We are currently looking at a 4 unit property listed at $229,900

-units are currently being rented at $600, $710, $720 and $900

-taxes are $6700

I have attached the listing on zillow if anyone has a chance to share your thoughts! We're trying to decide if this is "the one" that we start our real estate investment careers with!
