I just searched for this thread so I could follow it.....because we no longer have the function that keeps track on threads I've responded in....or at least I can't find it. This is a great thread for anyone thinking about NPNs who isn't necessarily interested in getting it performing. So many ways to deal with notes. I just got a call about a seriously messed up delinquent NPN I've been tracking a long time, and it sounds like the executor is ready sell. Looking forward to finding out what happens to @Mark Gallagher's property at sale this summer!

The condition of the property from the outside was pretty good. As I said the city does occupancy inspections so I knew at the point of this person moving in , it was in good enough condition to pass. Their standards are pretty tight. The title was clean , just the deed of trust I bought and the taxes of 730 dollars. I do not know why no one else bid. I can only guess. Maybe the price was too low and most people surmised it must be a gut job or something. When I knew it was rented I was comfortable with the price I paid.  

Where I am anything decent and rentable would sell at foreclosure sale.  I don't like $400 rents.  It's below what makes sense for me because of capex and maintenance.  And it's a tenant pool that has issues.  Even so, your numbers are good on that one.  Congrats!

Great story.   I love NPNs.  What was the condition of title at the time foreclosure?  Were there any other liens or recorded docs against the borrower?  I'm wondering if that's why there were no bidders.  Or was it just that your min. bid plus the outstanding taxes were too much to generate interest?

Remember that the PM is trying to keep a tenant happy and paying rent.  They will always ask you to "contribute" or share costs, even when it's not necessary or customary or a good idea.  Don't worry about saying no.  A propane tank is a utility.  Unless there's something in your lease that species your payment of the propane, just say no.

Thanks for the readable font!  Also, really appreciate the reduced size of the header and footer boxes.   Hoping that the "My Discussions" function can be restored soon.

Here's an idea I've used for an inexpensive but attractive alternative to granite for your price level: Have a local shop fab up black plastic lam tops with square front edges, and NO 4" splash. Find a good-looking but inexpensive tile for a FULL splash from counter to the bottom of the uppers.

Then install under-the-cabinet lighting (at the front of the uppers) to highlight the splash.

This will save you a bundle on the granite, and will still look amazing.

I really like this suggestion.  It's the 4" backsplash, even on some cheap granite installs, that calls attention to low budget counters.  Tile and tile labor is so cheap where I am.  A good looking counter to cabinet splash makes a lot of sense.

He was lying.  I find that the professional lending people are pretty defensive.  They're regulated and have liability.  They have a hard time admitting to loan/note issues and often act like selling the note is a favor.  So different that the private seller carry back people.  Stuff happens, even if they don't want to admit it.  There's more where that note came from.  :)

This is actually my main concern, after not be able to see the text of course.  Upon checking/signing in, I need to be easily able to navigate to the threads I've participated in to see any recent action.  Hope that gets worked out soon.
