I actually figured it out but will probably be reaching out to a CPA to review.

I understand but most at this point won't take a new client on.  I have one that will be working for me starting in May.  I plan on having them review my past two years anyway, I just want to know where it's supposed to go for my DIY filing for now.  I've done my taxes for the past 4 years with no issues even though they are complicated.  I find every deduction & do my research.  This however is the first year there's been a loss to carryover from year to year.

Because I purchased a property in 2020 and then sold in 2021, my 2020 taxes had a loss listed on them (both for the business and for my net income).  I'm trying to figure out where to list the loss carryover in Turbotax?  I have multiple businesses.  I first listed my loss that was listed on last years taxes for the flip business as a loss carryover in this year's flip business.  But now I've found a section that talks about net loss amounts.  Is that where I'm supposed to put it?  The business had a "loss" of 40K but the net loss for all my income in 2020 was 15K.  Which number do I use?  Without putting the loss in it makes it look like I made 40K more this year then I actually did on the flip. Without putting a loss in, the software was claiming I owed the same amount in taxes that I made on my flip so ... that's not right. I realize this might be an accountant question but they were all booked in my area until May so I'm muddling through doing it on my own one last year.

My first inclination is to start off passive aggressive & ask how the reel mower that I purchased them has been holding up, knowing full well they clearly have not used it.

So in the lease it is my tenants' responsibility to maintain the lawn/yard. Neither of the tenants in the building have done so. The lawn is now a foot high. I have even provided a reel mower for them to use but they needed to use it before the grass grew a foot tall.  It will not work very well when the grass is that high.  How would you handle letting them know that the grass that high is not acceptable.  I don't want to seem like a jerk but it's gotten to an unacceptable level.  How would broach the subject.

I have a two family where the electric panel for the upstairs tenant is in the basement (which the downstairs tenant will be renting). There is a bulkhead which has a lock on the outside but it also has a deadbolt on the inside. I was thinking of giving a key to the lock and removing the deadbolt.

The first floor tenants access the basement through a locked door and set of stairs.

The door panel itself is not able to accept an internal device (aka like a regular exterior door) because it’s too thin.

Thoughts on if removing the deadbolt and giving both tenants the keys is the best solution? Thanks.

@Nate Bell if they let me do two numbers to one phone I would. My work number is already google & they only allow one phone number to be associated with each “home”/backup number.
