How did you add value to the deal?

New granite countertops, LVP flooring in kitchen, carpet and paint throughout.

What was the outcome?

People loved it so much I got $50/month than I was asking and a 2 year lease.

Single-family residence buy & hold investment in Alexandria.

Purchase price: $346,000
Sale price: $443,000

3 story end unit townhouse in a desirable neighborhood that had nice cash flow while waiting for the appreciation to hit.

How did you add value to the deal?

After renting it for 3 years I fixed it up with new granite countertops, tile in kitchen and baths, new hardwood, and new carpet in order to sell for top dollar.

What was the outcome?

Used a 1031 to roll the proceeds into the acquisition of 2 other properties.

Upgraded the kitchen and baths throughout to get a better ROI.

What made you interested in investing in this type of deal?

This 3 story unit was priced similar to the 2 story homes in the neighborhood.

Lessons learned? Challenges?

Closing in mid August put it towards the end of the rental season so I put the new tenants on an 18 month lease so that it will become available in the spring in the future.

Tried out quart for the first time but wouldn't recommend it over granite.
