Investment Info:

Small multi-family (2-4 units) buy & hold investment.

We bought this deal from some friends that were looking to move. We remodel the updates and turned it into an Airbnb and we are traditionally renting the downstairs.

@Thiago Zanetti last year, we paid $750 for a couple less forms.

My suggestion is having a good CPA that values their time is worth every penny.

Zillow isn't a thing in our market. I would suggest one of the best places to get good renters is in localized Facebook groups (for example, Green county rentals Facebook group). People in the group tag friends and relatives that they are looking for rentals. 

I would suggest it gives you localized brand exposure and the opportunity to build some relationships locally.

@Blake Karnes Welcome to the BP family and enjoy the journey.

If you plan on self-managing your first property, I would totally recommend @Brandon Turner and Heather's book on managing your rental properties. I know it gave us confidence in managing our own properties and creating the system to hand off some responsibility to other people.

I am just the opposite of @Andre Taylor I started with TenantCloud but moved to Cozy when I realized they were sending my tenants' other rental properties in that area that were available for rent. With that said I did like the Tenantcloud feature set better than Cozy. 

Since Cozy doesn't offer digital lease signatures I use Hellosign. They give you a few free signatures per month which meet my needs.

I think the idea is right, but I would like to see more recommendations on the data. An example might be: 
- Single-Family Permit Volume: C- we gave this rating because this means (X) so when investing here you should be mindful of (X) 

Also, data is my day job, and static reports aren't my favorite. I would like to see this in an interactive database with filters.

Investment Info:

Single-family residence fix & flip investment in Monroe.

Purchase price: $117,500
Cash invested: $135,000

We originally bought the property as a BRRRR, but have chosen to flip this property.

This property was actually a duplex, but to get the highest and best use out of this property we turned it back into a single-family property.

@Bjorn Ahlblad That's an interesting idea. Are you thinking you would build on the second lot and sell the lot with the house? 

@Gino Barbaro I totally see your point, I guess part of my hypothesis is if i can find more heavily discounted land right now than multifamilies that don't need a ton of rehab. I am figuring it might be worth spending a little more time on the front end and not as much on the capital improvements long term.

We are considering building small multifamily units? Thinking 4 to 8 units in B class neighborhoods. 

Is anyone currently doing this? 

What are the risks? 

The hypothesis we are trying to poke holes in:

Building new properties for long term buy and hold (think 30 years plus).
- Less CapX over the lifetime of the property. 
- Instead of buying other multifamily's on the market we can build for the same price.
