Sellers agent is pricing the rental property as potential market value rents. The actual Rent currently at the property is below market value. Should that be a ground for me to offer below asking price? Thank you

Got my eye on a property that off market that a broker has it for sale. I don't have an agent yet to represent me. I wanted to see the property and offer my price. How would you go on about reaching out to the seller agent through email so I can be strong interest buyer. I lack alot in communication but numbers are my strong will. Thanks

@Andrew Postell oh Good but my next property wouldn't be a single family. It would be a duplex, would it still work on the FHA discount?

Been living on my primary home for 2 years and it's 4 unit house and wanted to refinance out of FHA to conventional loan, once that happens can I get a new rental FHA house if I move in and put 10% down instead of 20%?

Looking to continue my investment I have a 4 unit property and Looking for more, my biggest issue has been the lack of capital saves up at least 100k for it. Has anyone used any interesting strategies or ideas to either come up with capital or get their property under 20% down-payment. Im from Taunton been a landlord for 2 years now so I definitely want to move out of my current rental property.

I current own a multi and she will be purchasing her first home but she has no credit nor capital, as her being first timer, will we get a first home buyer discount at 5% or we need to purchase at 20% down payment because im not?
