It doesn't take that much time if you do it right. Property managers are people who make sure you make a lot less money it sometimes will screw you up

No, dont use Evolve or Vacasa  They have a shaky reputation.

Thanks for your reply. The reason we are wanting a property manager is because we don’t want to deal with the hassle along with our everyday jobs. Making a profit is not our main concern. I’d be happy with just making enough to pay the mortgage. I know realtors have property managers that they will recommend but I would also like to talk to managers that would be recommended by a third party.

5 years? Why would you say something like this? They are trumpeting on the airwaves giving you 15 to 20% off your bill. They are not trumpeting that is just for a couple of months. In other words its close to 2 to 3% for the year. A gimmick, not a help

driving is down over half so that 15 to 20% per month when probably saving them 50% or more a month in claims.

If you have not been following the news, a number of car insurers have been saying they will give discounts because of Coronavirus. 15%!!  20%!!

True, but they are probably experiencing way lower claims. I havent refilled our 3 vehicles with gas in 2 months!

I deluded myself into thinking that the car insurance companies were doing us a solid by discounting our policies. Progressive said it would be 20%.

stupid me. I just got an email that it will be 20% of April and 20% of May. $30 off each of my $150 monthly premiums.

so something like 3% of the yearly premium. Sheesh, thx

with almost nobody traveling during this., and people working from home instead of the office, you can imagine how much they save in reduced accidents

This could last for a couple of years. Some are saying vaccine might be 2 years or never, just like AIDS. I mostly pivoted long-term rentals since November because I have other things I'm working on such starting tours. Never imagined I would sitting pretty when this happened.

Kerry Baird...people who think you can just drop rents in a downturn, do not understand that for those specific tenants there are *no* jobs, which means tenants can't pay *any* rent at all.  

Seems like it is time to pivot to longer term rentals for a more stable, employed tenant.  WalMart? Medical staff?

slice is another option if you don't do heavy  vacation rental activity in the property

switched to all longterm furn rentals
