Thanks @Joshua McMillion, I hear ya but dang .... How I HATE low crappy yield savings accounts lol. I may invest the excess in my Blockfi account since I can earn up to 8.6% APY and that interest rewards pays out in bitcoin ;)

So here’s the breakdown.

Let's say I just bought 3 rental SFH properties this year cash flowing $500 each unit. That's $1500 total per month in cash flow after paying all expenses, property Mgt, and mortgages etc.

The $1500 gets deposited into a rental income checking account. That account has enough money sitting there to cover like 3 months of operating the 3 homes in case something happens.

So what do I do with all the excess money and where to invest it so that I can make more money quickly so I can build up cash to buy a 4th rental property?

Cryptos or stocks or what?

FYI I already invest into all of this already with my own personal money

1 - What is the facebook group link page for this monthly meetup?

2 - Since we only meet 1x a month, I would love for us to do a zoom call meetup in between the physical monthly meetups. Is that doable?

Hello for my first three rental properties do I go ahead and invest into a keyless/smart door lock for the back and front doors for tenants?

We would switch out the door locks each time at tenant moves out and a new tenant signs a lease so that would cost a lot down the road vs buying a smart lock to save on costs.

What are your thoughts and what do i buy?

Thanks @Bob Norton. The home is a new build, so I have been under contract since like October. I was thinking can still buy the office computer and the refrigerator before I actually close on the house, and it should count for a tax deduction for 2021?

@Brady McCarter same here and I’m in acworth. Just bought my first rental property in Cartersville which closes in a few weeks
