We are also a large city, by that I mean that it covers a lot of ground, we are mid-sized when it comes to population. Our city has experienced a lot of growth in the last decade and will probably continue to grow due to our geographical location coupled with encouraging political climate and hard working middle class. It's a great place to lay down some roots if you are a large company like Carrier.... We also have a very low cost of living (probably because the weather sucks and nobody wants to live here) but if you can tolerate 45 degree shifts in temperature in a 24 hour period you'll love it here! I think at some point we will experience real estate prices more in line with Chicago but for now it can still be had for a bargain! I am a local investor, if you would like to chat it up send me a message.

with the retail and commercial sector expected to decline, how would this effect a company like simon property group.  would this effect the job market and indy's economy?

@Tasheana Hanza what areas are you active in?  Do you work with out of state investors?

@Maxwell Lee Very impressive.  I'm a firm believer in you make money when you buy, and I envy what you are accomplishing out in Indy.  I agree that managing GC is probably the most difficult part and PMs will make or break your investment.  Curious to know how many investments you have rolling and the type of team you have formed.  Sent you a PM with colleague requst.  Thanks

@Steve Kontos i agree that having a system and a good team is key to successful investing.  What markets are you active in?  Are you active in Indy? If so, I would love to hear about your experience and strategies.  Will send you a PM

@Maxwell Lee thank you for sharing your experience in Indy.  Did you go through a turnkey company or did you have your own team out there (realtor, GC, PM, etc)?  Just curious cause you stated that you had some decent built-in equity, which is hard to come by through buying at retail price with some of these turnkey companies.

It appears that you do in fact have a success story in my opinion.
