That's really not very helpful, Oren. I wouldn't post a question if I could already find the answer. I have tried searching BP forums and articles but haven't found the information I am looking for. I have not found the BP search feature to be very useful as the site is so saturated with information that I receive hundreds of results. If you have any suggestions on how to modify my search parameters to better find the information, please enlighten me.

Based on the information I have read on BP thus far, I have a basic idea of how to calculate some of the expenses, but no complete info, and certainly no article or forum post that lists all the expenses to expect and how to calculate them.

So far this is the only relevant
article I was able to find, but I feel like there should be more:

I have never purchased property before. I am trying to learn more about fees and expenses to expect when owning a property. I know of the obvious expenses like tax, insurance, property management, utilities, repairs, vacancy, and mortgage. What others are there? How do you calculate or find out what the insurance or taxes will cost? How do you accurately estimate repairs?

I would appreciate if you could provide links to BP articles or just post below. Any information about fees that exist and how to calculate them for a specific property will be helpful for me understand what really goes into owning property! Thanks!

Andy, I'm fairly new at this myself. I have experience managing a single property that was rented out to college students room-by-room. I am sure someone with more experience can provide more info, but here is a start.

The information I kept was:
- original signed application & lease (tenant received copy)
- signed completed move-in checklist
- records of exact date and payment amount from each tenant
- signed complete move-out checklist

I kept all this information for several years after the tenant left to property.

Having learned more since that time, I would also keep
- records of all maintenance requests from tenants
- records of exact date and payment for all maintenance items

Hi everyone, Ken Stuart here. I found BP when I noticed it listed as a footnote in the 7 Years to 7 Figures eBook by Brandon Turner. I live in Melbourne, FL and I'm looking to get started in real estate investing within the next year. Although I live in central Florida, I am looking to invest in the Dayton, OH area as I plan on moving there within 2 years.

I am interested in buying and holding rental properties. My idea first purchase would be a multi-family property containing 4 to 8 units. I am hoping to gather some information before I make a purchase, to include info on business models (DBA vs Inc vs LLC), financing, property management, taxes and fees, attracting tenants, and any other information that would be good to know before buying a property.
