I just wanted to say thank you to BP and all of you here who support others. It's because of you I was able to make the leap to getting started on my first deal. I picked up my first rehab property and it's all under way. It was scary at first, but I went forward anyway. 

All of the education here is priceless! 

I've really learned a great deal...and continue to learn.

Thanks everyone. I'm totally new to this so I'm very nervous about that first step. I'm ok with making mistakes but I'd prefer to avoid as many as I can lol. :)

I'm trying to figure out the best way to capitalize on about $4k of investment money that I just recently acquired. I just got a new job that starts in July and I've had to live off of unemployment for the past few weeks. The job doesn't pay a great deal but my bills are low. I'd like something that produces a residual income. I have never purchased a home for myself. I'm in graduate school. I have two kids to take care of but I co-parent with my ex wife really well. I've taken the free courses here but I'm still a little green on direction. Any great advice would be appreciated.

Rich how do you come across delinquent tax list? Also, what are the advantages and disadvantages of using such a thing?

Hello BP,

I've learned that there is always a curve to understanding new things. With that being said, instead of following a map, I'd prefer to ride with someone who knows the way. I don't know very much about Real Estate, but I'm willing to help any successful veteran investors so that I can learn how to do things the proper way.

I'm available a couple of hours a day after work (after 5pm EST as I'm just outside Atlanta, Georgia) currently. I don't sleep very much so please let me know how I can serve you. I'm not asking for any money...I just want to learn from you.

Thanks @Kevin Siedlecki! I'll definitely read your blog. The rent in that area range from $700-$900/mo normally. I really appreciate you taking time with me. I'll do more research to see if this is beneficial.
