Good Morning,

I just came upon this thread.  I have a house for rent and a Section 8 applicant came to view it yesterday.  The house is in area where no section 8 housing is available and there are plenty of market tenants (large university, etc.).  I have no issue taking section 8.  Good tenants and bad tenants in every income bracket.  My question is:  Here voucher is waaaaayyy lower than commanded rent in the area.  In actuality, she could never afford to live in that area with her voucher ($850 vs. $1250) and my unit is on the low side.  Is it permissible to allow tenants to pay the difference if I find her to be qualified?  I have heard yes and I have heard no.  Can you clarify?  Thanks.

Rough day yesterday because we learned that our electrician died on Tuesday. We worked together on Monday. Personally, he was just a great guy to be around. Professionally, he was an excellent electrician who was conscientious, reliable, and affordable. I am at a lost as to how to replace him, but I am tasked with doing so. Can anyone make any recommendations? We primarily work in Cobb County. Atlanta, Marietta, Kennesaw, Georgia

@Stacey Paulin I did but they won't lend LTV only the amount you have into it plus repairs.

Brent Coombs Now I'm confused. Perhaps I don't understand "repeat". I thought it meant do it over again. Use that money to buy another. I mentioned seasoning because besides the one I just did, my next property is up to be refinanced in 4 weeks. I have owned it for 5 months. Am I incorrect in that? If so, what does the repeat stand for then?

@Brent Coombs I am not quite sure what you mean. I didn't ask for more. I refinanced out 82,500 which was 75% LTV. I rolled the closing costs and received $79,800. I'm learning so explain what I could've done differently.
