You should be able to roll site prep, septic, and well into the construction loan. You will have to make sure as it is depending on the lender.

I would talk to a builder and see what their timeline is. It could be moot point if it is 2 years.

It would be a good idea to find a lot that already has perked for the septic and has a permit. Make sure that electric is close buy and you can get well water.

What is around your place that will bring folks to the house? Western NC is a big area. :)


All great points and I appreciate the feedback! We are looking in the area of Blowing Rock, Boone and Banner Elk (likely somewhere in the middle) that could be 20-30 minutes to the ski resorts but also the local towns and App State. We are aware that Blowing Rock, Boone and Banner Elk have regulations so we are hoping to find a lot that is outside of their regulations but close enough to allow STR's.

I'd recommend starting with turnkey STR for cash flow and get your feet wet. Unless you get the land for a steal, which I did!

Hello all!
My husband and I have spent weeks watching Youtube Videos, reviewing articles and more on building for our short term rental business. We are starting to get stuck on the steps we need to take to get the process rolling. We have chosen an area and have been reviewing land sites for the past couple of weeks but to not waste anyone's time, do we first consult with a realtor to actually find the specific lot, or do we apply for a construction loan first? Or do we start talking with general contractors? 

Also: Does anyone know if you can roll septic and well fees into a construction loan or are these paid out of pocket?
