Why didn't wholesaling work for you? If you have the negotiating skills and understand how to comp and estimate repairs accurately, I would use that knowledge to locate the same off market deals, but work on getting inside the sellers WHY they need to sell. You can often learn they just need a little money to move on, get caught up or get rid of a house they no longer need/want. This opens the door for you to make creative offers like sub-to, seller financing, lease options etc. 

The next question would be if you don't want to do that and wholesaling didn't work out to raise capital, how do you plan to purchase? Can you get approved for a loan, which will likely be 20-25% down as an investment property or DSCR loan.

Florida is still doing quite well in terms of migration, so any of those cities will likely do well, but consider the cost of insurance, cost of living (Miami) and weather related events that might be more harmful in certain areas, especially coastal.

 Thank you Shawn for providing very helpful information. My issue was comping and estimating repairs when I did wholesaling. I probably was doing the comps correctly but I over think everything so I didn't feel it was correct. Also I purchase I would do a HELCO on my property or use my savings. Thank you again, the information you provided with the wholesaling open my thoughts maybe I'll revisit it again. Thank you so much again.

Hey @Kizzy Williams, I suggest you start by examining exactly what about wholesaling "didn't go well."

Here's why:

The 3 PRIMARY skills of wholesaling are seller marketingseller management, and deal analysis. If you don't do those well, you will FAIL as a wholesaler.

But until you improve those three skills, you're also going to fail at ANY and ALL real estate endeavors!

The TRUE purpose of wholesaling is to provide a fast and low-cost vehicle for developing the key skills necessary to become a complete investor!

I recommend you rate yourself (1-10) on each of the Big 3 skills. How are you at identifying and contacting sellers with a real-estate-related problem? How are you at getting those sellers to want to talk to you and to share their hopes and fears? Finally, how skilled are you at "running the numbers" to determine the right purchase price to actually make money?

It's not about finding a "profitable area" or asset class or investment technique: The fundamentals are called that for a reason!

Hi I'm new to investing, I came across a mobile home under 5k its a 1/1 a little out dated and its in a ok neighborhood. I'm wondering should I purchase it to rent out. Please help me with any advice. Thank you.
