Post: Turnkey Companies That Communicate Electronically

I'm wondering if anyone has experience with a turnkey provider that is comfortable working mostly through written electronic communication (text, email, etc). I understand that a lot of places still rely on phone calls (and I figure that's what I'm going to find here too) - but I always like to see if I can find places that are good with working in that way as part of evaluating potential relationships.

Truth is, work keeps me on the phone almost the whole day now. I can't be on two phone calls at the same time, but I can definitely be on a call and have a text/email conversation at the same time. I would simply have the opportunity to be more responsive this way.

So, just wondering if anyone has any recommendations in this regard.

My realtor initially stood out from the rest because she was willing to do everything through texting, so it worked for someone at least :)

Post: HOAs Banning Rentals

The state is considering a bill that would prevent HOAs from regulating rentals in some way or another, my HOA was part of a group of HOAs that went to the capitol to fight against it (and ultimately won). So the rule in place here is that the person on the lease has to have lived in the house for two years before it can be rented. They're trying to stop these (as they described it) "out of state" investors from coming in and buying up the neighborhood.

I just came from the annual HOA meeting for where I live. Most of the time went to an excited presentation of the activities the HOA has been taking to ensure investment rentals are generally not allowed in the neighborhood. (They called it "protecting property rights" which I'm not sure I follow, but that's a different discussion)

Are you all seeing any movement or a trend in this direction out there? Is it a concern to you at all?

@Dave DeMarinis I left in 2017 before any thoughts of investing in real estate existed in my mind yet...so nope, nothing like that up there

Hey everyone. Been reading the blog and posts for a few weeks, figure it's time to introduce myself to the community

I'm John, living in Murfreesboro, TN (although I've lived in Dayton, OH and Cincinnati until a couple years ago). Intending to buy primiarly for cashflow through rentals for now. I set the second half of 2019 as my goal for purchasing my first property so I'm looking!

My research has been pointing me to two areas in particular - La Vergne, TN, or go with everyone else to Clarksville, TN (both in the Nashville area). I've been considering Ohio and Kentucky too since I know the area so well, but right now I'm feeling more comfortable keeping my first purchase near.

One thing that I think makes real estate investing exciting is the diversity of skills in the community. Unless you graduated from high school and immediately bought an investment property, many of us are coming at this from a different world. I am a web programmer, there are skills that I can make use of from that life that others might not. A waiter at a particular restaurant might have easy access to information and relationships that I don't. Hell, a biologist might have expertise in genetic algorithms that can help evaluate properties. It's the flavor of the experience!

Anyway, looking forward to adding this to my life, and looking forward to getting to know you all!
