Look at Demographics. Pick a town and start to look at whats for sale and whats being rented and for how much. Zillow and Realtor .com plus there is a whole bunch of other websites.

Then look at unemployment rate and population +/-. Where is it trending over the last 10 years. 

Industries - are they stable. Wyoming has a lot of Coal industry that is hurting. Oil/Gas too.

Medium income compared to what is for sale. Persons may pay up to 1/3 of their income on rents or mortgages. Match housing to your ideal renter. 

Take a ROAD trip. Visit places and drive the alleys. That will give you a great idea. 

Get the Onx hunting maps. Very Inexpensive way to find property owners and mailing addresses Whiling Driving for DOLLARS. 

Read everything and listen to nearly every podcast here. Good stuff you can use in your everyday life.

I look at demographics like unemployment and growth. A lot of small towns here in Wyoming have a slightly positive growth (+3% over 10 years)with very low unemployment. less than 4%. The energy sector is the driver which will be hitting some speed bumps here soon. 

Tourism is a big driving factor for AirBnB Arbitrage. Black Hills has great hunting and gambling. 

Small town investing has its challenges & rewards. What has been your experiences in small towns <5000 population in the Wyoming, South Dakota, Nebraska areas. SF, MF and airBnB arbitrage.
