Utah house prices are not what you would call cash flow friendly right now (They were 3/12 years ago when I arrived).  I have searched for over a year for single family or multi-family properties.  I watched a webinar the other night by bigger pockets and the presenter showed a buying houses for a low cost (75,000) and renting for about 1000 USD.   This is a great strategy but does not function here in Utah or Florida.   What locations are you using this strategy at?

From what I am reading it sounds like Florida is a pass right now.  Which I guess I am fine with ... but the cash flows here in Utah from Ogden to Spanish Fork are horrible so to me it seems like it is best for me to pause on the game until markets correct.  

I am pretty good with playing covered calls in the stock market and will leave it at that for now.

I have looked through the Broward and Miami-Dade Counties here on realtor.com and loopnet for a couple years now.  Prices are back in the 2006-08 range.  This is my preferred jump area from Utah but ...  there appears to be zero cash flow from any property in the area.  What areas in Florida are good for single home purchase, multi-family or similar and keep a comfortable cash flow?

realtor.com has stuff also not to the extent if loopnet but it's still good.
