Hi all,

I'm looking for a referral to help me file my taxes in the Seattle area. I have two rental properties (one of which I live in and is a duplex) and no LLC. My previous accountant isn't doing it for me anymore! But I'm not looking for an accountant that is going to charge thousands of dollars as I only have two properties, not a portfolio of properties! Does anyone have a referral?

This is a courtesy post for my parents who have a property they are flipping in Bonney Lake, Wa. They are closing on the property in several days and unfortunately their contractor has dropped out due to unforeseen circumstances. This is a full house flip. Does anyone have a referral to a GC in the area who has done good work for you?

Thanks for your replies everyone! I have decided to go with glass top and will make sure to, at the very least, go over cleaning and care for it when I walk them through the property before handing over the keys

I recently purchased a duplex in a nice neighborhood of Puyallup, within a few minutes of South Hill, and have been remodeling the property. It will be fully remodeled by the time I move out and rent it out, but I am not sure whether or not to replace the old appliances with a glass top or coil top electric stove. Some of my thoughts: Maintenance wise a coil top stove would be the better option for a rental. However, the property will be fully updated (inside and out) and will be going for top price so I don't want the coil top to be a turn off for potential future tenants. On the flip side, I don't want to buy a glass top stove and then spend hundreds of dollars repairing damages from tenants or dealing with it looking disgusting on move out because they didn't clean it properly and now it's stained. 

The property is a townhouse style duplex, 3 beds on each side and 1300sq ft, if that provides any additional perspective (not sure that it does, but I guess better too have too much info rather than not enough ha).

Any perspective would be helpful. Thank you!

Does anyone have experience using a specific company/product to submeter their properties in WA? I have a duplex in Puyallup that has the electric submetered but not the water. I do not want to charge a flat fee to both sides on the chance of avoiding future disputes between people.

Does anyone have recommendations for a simple, easy to use program for tracking the incoming rent/outgoing expenses for several properties? Has anyone had experience using Quickbooks for this?

Thanks for your replies! I'm going to go ahead and hire a lawyer ASAP to make sure this is taken care of properly

I just bought a duplex in Puyallup that I will be moving into. Both tenants are month to month and one side hasn't paid rent in two months (this is the unit I plan to vacate and occupy). The property is closing this Monday the 20th, how do I go about vacating the non paying tenants so I can move in? Do I need to give them 20 or 30 days notice in Washington? Can I send the letter to vacate the day of closing or do I have to wait to give notice to January 1st? Thank you.
