This project is taking a bit longer than expected (don't they all)! But we have completed the exterior 99% and 2 of the interior units. Attached are updated pics.

Some more progress photos.... Ended up going with shingles after tearing off the shakes. New windows and doors installed as well.

@David Tsedaka I own a roofing company as my real job. Best thing you can do is find a local roofer who works with realtors/investors/etc. Have them inspect roof AND ATTIC. Pay $150 if you have to, many will do for free. Explain your situation to them, and a good roofer will repair/nurse your roofs along to nurture the relationship. As an investor, I understand the draw of cheap, but compare bids carefully and look at jobs they have completed. We replace hundreds of roofs a year, and probably 10-20 each year that are installed poorly. Its a sucky situation you want to avoid. If you end up getting bids/inspections message me and I'll gladly look over for you. You dont wanna replace too soon, but the worst thing to do us replace too late (after mold and ceilings falling in).

I decided against metal due to the sharp nature of it (thanks @Mike Reynolds). Going to just do an asphalt shingle. Got the flat roof done this weekend with Durolast.

@LaShae M.In my opinion, it should cashflow enough to be able to to pay that interest and then some. Does the 180k cover the purchase price and rehab? Without a mortgage, I would think you would be cashflowing much more than $500 per mo? Perhaps a good idea would be to post the deal on the forum and let everyone weigh in on the numbers.
