Credit is great, income is great I am tapped out on all the down payments I have done in the last three properties I bought to hold.  I want to flip a few houses and would like private short term lending options.   NO money down and lender will cover rehab expense as well.  Do these exist??  Thank you

I would run if it had anything to do with sink hole issues.  The property could be gone in a matter of years and or rendered worthless.   There are good sink hole maps online.  Areas to watch for .   Good luck

Thanks Andrew , I am nervous to leave the job I have when the time comes.  Do you find it difficult buying (mortgaging) more properties with no job, just rental income?

Thanks I like hearing different perspectives.  I will always work just want out of the stress work.  Just wondering if paying off bills out weighs buying another property.  I can save and buy another in the furture but the FL market is climbing in my area.  I have a side telling me buy as much as I can and sell in a few years then a "dave ramsey" side saying pay off all I can.  LOL

I want to have no 9-5 rat race job and minimal bills with some good cash flow with investment props

Just moved from NY sold a bunch of stuff, got divorced -$$$ and bought a few more props.  I have three that all have mortgages.  They all have about 30k average of equity each and totally bring in about $1300 NET a month.  They are being managed as well.  I can take my last liquid 20K and pay off a two small loans which will free up $600 a month or buy another property and make $600 more a month.    ??????????????? 

I would love to have someone look at my debt and assets and give me a suggestion on where to go from here.  I have a great paying job, I have a hand full of investment properties and about 20K cash to use in either paying off some small bills or using it for another down payment for another property.   ????   Thanks
