I'm just curious where you think this is going...if tenants aren't paying their rent...and landlords aren't going to pay their mortgage...are we going to see opportunities to purchase investment properties in the coming months? But...in this environment...where do you invest? If tenants aren't paying, why would the situation suddenly improve for me once I purchased a distressed property.

Hey everyone...

If you had $200,000 in the bank...what would you do? 

Buy a house (like my accountant suggests) or buy an income/investment property like a duplex or triplex or 4-plex? Or...would you look into something else?

I don't want to house hack...mainly because I'm 38 and don't want roomies...but I like the idea of my own unit...so an investment property sounds good...or even a house with a guest house...I could rent the front house...live in the back.

Then there's the other opportunities like syndication that don't get messy dealing with property managers, tenants, etc.

Thanks Brian! I'm looking to start small. I can put $10k down with a loan. I would really love cashflow even if it's not very much. I see you are active in markets I could explore.

I have enough budget to buy something for $100k or less. I live in Los Angeles and wouldn't mind somewhere close but I am open to anywhere in the U.S. I'm looking for any and all ideas. Thanks in advance for your help!

Greetings Bigger Pockets Peeps! I've been a Reporter, Anchor, and Correspondent in local and national television news for 16 years and I'm now ready to re-calibrate my life on a path toward financial freedom. Ultimately, I would love to have 120 units that make $100 per month and I'm ready to get started. I don't own a home. I live in an apartment. I don't have anything significant saved for a down payment. I really need to start from scratch. I've had a real estate license since January 2016. And now, starting this November, I'm jumping head first into real estate. I'm inspired by "Rich Dad, Poor Dad" and I'm a regular Bigger Pockets podcast listener so I know anything is possible!
