I own an non performing note in Texas and received notice for collection of the delinquent taxes.  I am in process of foreclosing on the property.  My question; Is the lien holder protected if I let the property be sold at the tax auction?

I've had a hard time figuring out which one is best, they offer many services I wouldn't make use of like yourself. MyVR I sampled, liked the people who run it but the calendar did not sync the same for Flipkey and HomeAway/VRBO, which was a deal killer for me, they might have fixed the bug since then. 

Am going to the Austin TX HomeAway conference in November to try to find some sort of consultation/suggestions on how to better track and manage my multiple vacation rentals. 

 Have you explored Tenant Cloud.

I would like some feed back on this scenario;

My client located a home that meets their needs and is in their budget, however they need an owner finance and the property is not one. The asking price is $135k. If a buyer made a cash offer on the house for 5k less than the ask and it was accepted and then sold it to my client for 2k over the original ask. The client put 15k down and agreed to a 6 month lease at 1500/month. Then closed on the sale, with OF at 9%.   What are the pros and cons of this scenario?

I like to swim, ride and run; however at this point I have not figured out how to make a living doing those things, so I focus my attention on real estate.  I wholesale, flip and buy and hold.  My long term goal is to be able to work deals no matter where in the world I am at.  At this point my focus is central Texas and I am watching central Florida.  Another of the areas in real estate that I am interested in is photography, over the years I have been able to photograph hundreds of houses and offer that service to agents in the Austin, TX area.

Would you be interested in a seller in Jacksonville, Arkansas. I have looked at the costs to develop contracts that I am comfortable with for the state and for a one of deal do not think it is money well spent. If the property was in an area where I currently have rentals, it would be different and with the air base in that area, It could be an area that I spend some time looking at in the future.

In a nut shell the property 2/1/856SF, pier and beam, built 1945. The roof is 4 years old, paint and carpet less than 1 month. There is a leaking pvc fitting on the fresh water inlet under the house. The property is located 2 miles from the air base and I believe it would rent at $450.00/month.

The ARV is $36,808

Repairs $500

There is no mortgage and the owner is not interested in owner finance.

I would give you the introduction for a gentleman's agreement that when the deal is done, you would send me a finders fee.
