Thanks for the advice, but how soon typically would a tenant re-sign or extend a lease? 3 years earlier? 1 year? Thanks

So I came accross a deal for a Single tenant industrial warehouse space for a major package distributor. AA+ Credit and very well Global recognized name. Their original lease was for 10 yrs, and it expires in 3 years. The price is very good, with a great cap rate, but how can I negotiate a resign of the lease before I buy it? If the tenant decides not to re-lease, I'm left with a large 30-50 GLA empty! 

Those of you that have done industrial, any suggestions?

Has any of you used or recommend the "Cash Flow Analyzer" software (www.rentalsoftware.com) for CRE analysis?

Hello Fellow investors, I'm moving over from the Multi-family to commercial. 

Does anyone know of a good proven Commercial Analysis Spreadsheet? I'm familiar with MFU analysis and wanted to start analyzing Commercial (non-Apts). 

Also, any good books to read to learn on Commercial?

Hello fellas, I'm pretty familiar with analyzing Multi-Family units, but not so much Strip Malls. Is there a good analysis Spreadsheet from some guru or a good book that I can get more familiar with analyzing these type of Commercial properties?

Hello guys/gals, I was told that I should use a Customer Relations Management software to keep track of Networking contacts for the SEC Rule 506 on Non-accredited investors previous relationship rules... 

Does anyone have any experience with such softwares? 

They keep track of the last time you talked to them, and with drip emails and such?
