Wow, you guys and gal are too awsome. I'm considering every bit of advice from you all. To let you I do have an LLC now and that's what I'm using to make these deals happen. As you can see I'm in need of a great mentor to actually walk me through these deals. I've done all the Reading in the world, but having someone help u through out the steps is a major plus. Michael I will absolutely pm you if you're open to answering what ever questions I may have, and just to let you know I have quite a few. There's nothing beter than actually talking to someone who knows the ropes, and you all are there....... You guys are in my prayers and may God bless you for the time you've taken to help me with your feed back

so in other words its a dead end on my part. i surely don't want to have a bad rep for not being able to close deals

Also I've bin in contact with other investors who has great deals on properties for low ball prices, but they won't put them under contract to flip to one of my end buyers unless a non-refundable deposit of $1k to $2k is put down to tie it into a assignment of comtract deal. What I want to know is how can I do so if I have that much to put up?

Sorry I'm not trying to confuse anyone on the issue. Well it's like this, there's a home owner who desided they wanted to put their home under an assignment of contract with me. So they desided to talk to their CPA, and they were advised to go with a standard state far bar contract and to ask for $3k in escrow non-refundalbe deposit in order to tie into an assignment of contract!

hi, bp family

i've been part of this site for a few months now. slowly but surely my knowledge has tremendously come to handling my first few deals. i'm working getting them under contract to assign to an end buyer. the sellers other investors and are pretty motivated to go along with that option. but its come to the point where some are asking me to assign with an escrow of $1000 to $5k. the problem is i have no funds to do so, so that puts me in a tight spot with cash being asked. i assumed that most deals like this normally ask for an earnest money from $10.00 to at the most a few hundred dollars. also not to mention some are even asking for proof of funds letters from my end buyers, and i'm not to sure on how to ask the buyer that if their paying with cash or a private lender.......... please advise me on what kind of direction to take in these cases
