@Wayne Brooks Thanks Wayne! I will definitely look into contesting his lien.

@Frank Geiger Yes, we've a written contract. My issue is that he is calling his poor patch work as work completed. He did the new siding for us and it doesn't look new because of the issues.

@Theresa Harris Thank you! Yes, BBB is completely useless. We're trying to get an estimate also get a siding inspection done and get a report. We absolutely do not mind paying him the difference if there's any left after the fixes are done.

@Nicole Heasley Beitenman Thanks Nicole. He has not completely his work - there are still outstanding items on his end. If we pay him,  that means we're out of options. He's not willing to correct the mistakes so we will most likely talk to a lawyer after we get an inspection done.

Hello,

We recently got new siding done in our flip and the work is sloppy at best. When we pointed out the issues - they did some patch work that made it look even worse. We're not happy with the work at all as there are some very obvious issues that should've been addressed but the owner is refusing to do anything about it. In some areas of the siding - we can see the old siding that was there, in a place or two some pieces are hanging loose, the soffits are coming out, window trims look like it was done by a 10 yr old - all very legitimate issues to us. We gave him multiple chances to fix it but he is not doing anything about it. So we're holding his final payment (15%) since he has not completed the work. He says that we're being neat picky and has threatened us and told us that he will put a lien on the house. It was a small 1500 sq ft house and it took him 6 weeks to finish it - it was supposed to be done in 3 days. He had made our initial deposit of 50% over 3 months ago. He has been delinquent on his side this whole time. What are my legal options? We do not trust him to complete the job to our satisfaction and want to bring in someone else to complete it. We are in NJ - how do we fight his false lien and avoid problems during closing?

Hi all - I am wondering what are the options for Fireplace chimney?

Currently - we have a wood burning fireplace that needs a new liner (~$2,500 - $3,000).  Our first alternative was to switch from wood burning to gas which will also require a $2,500 liner, but safer.  Do we have other options besides closing the fireplace?

Where do you buy the liners from? In case that's our only resort.

Hi everyone!

We're looking to remodel our house and are in need for some advice.  

1.) We have looked in various brands and methods for removing some heavy varnish off of trims throughout the house, door trims.  Is it better to use alcohol, stripping gel, sanding? What methods have you found easiest?  

2.) Removing old wallpaper - Remove first? Method? or primer / paint over?

3.) Converting Heat - Oil to gas? Oil to electric? looking for multi-zone for ~1500 SQ FT house.  

4.) Hot Water - Tank/Tank less - Cost Savings?

5.) Where do you buy kitchen appliances?

6.) Looking to install more recessed lighting in the house.  How much should we estimate per? (Adding about 15-20)

7.) We're looking to even out our basement.  There are enough bumps that laminating will not be a good idea.  What can we do prior to that so it's relatively flat? Ideas, Cost? Area is roughly 500 SQ FT.

Hello All!

We are in the verge of closing on a property we intend to flip. We are in two minds about the property survey since it will be around $800 (plus $600 if we decide to get the property pins). We wanted to know if it's worth the cost since we are only holding the property for a few months. There is already a fence which we intend to upgrade. The owners did have a survey which is 11 years old and the title company will not endorse it since it's over the 10 year limitation. Do you guys usually get surveys done on a flip property? We don't intend on getting any additions done.

@David Lichtenstadter All the parties on the seller's side have been very unresponsive and unhelpful. The agent has been avoiding our agent's calls. Our lender infact is right now in touch to get any info that he can. It is a very tough situation. The seller among them all is the toughest (had to find a nice word for this guy) to work with.

@Dan Barli Our attorney has sent a few emails and left voicemails for the seller's attorney but hasn't gotten a response back. We keep asking him if he can send him a notice and he just doesn't answer that question. Thank you for letting me know about some other options other than the helplessness we're feeling right now.

@Account Closed our contract is structured in a way, we can pull out anytime and get our deposit back.  I am not worried about that.  Worst case, we lose out on attorney fees, septic inspection fees & our valuable time.  We didn't expect to run into this issue on our first investment!
