Good day! I am currently wholesaling my first warehouse in Tulsa, Oklahoma and would like to know: 1) What is a typical EMD is for an industrial property? 2) What is the best closing strategy that will make the transaction smooth and minimize my closing cost?

@Chase Busick Thank you Chase. That’s actually not a bad idea. Which areas would you recommend?

So for the most part, I am interested in purchasing somewhat distressed, 3/1 properties and adding value by converting them into 4/2 properties.

@Son Tran Initially, investing in Edmond or Oklahoma City was my plan but I feel like the Oklahoma City and Edmond market is too saturated, thus, making it impossible to find a deal that best fits my model.

I am interested in investing in the Tulsa, Oklahoma area but I am not quite sure which area to invest in.

A close friend of mine, who has been investing in the North Tulsa area for over 6 years, highly recommends North Tulsa as a starting point because of the opportunity to purchase cheap, distressed properties.

I have done extensive research on the North Tulsa area and I discovered that North Tulsa has an extremely high crime rate. My good friend believes that the area will improve in years to come.

All, I’m torn. What are your thoughts?

I am new to real estate investing and I am interested in purchasing multi-family properties for passive income. Is investing in multifamily properties a good place to start for a newbie like myself?
