Good evening!

Quick question, have any of you ever left the stock market altogether (take your money from positions held) and put it all into real estate? Buy more rentals. I have some rentals and they’re doing great. My stock portfolio is performing great as well, but I’m loving the cash flow from my rentals, lol. I just want to know if anyone else has experienced this emotion. Thank you in advance for your responses!

Thank you for your response!  I just thought if I go in as an all cash offer I would get a better deal.  How long do I have to wait to go back and do a cash out refi?

Hi all!  I am thinking of borrowing against my investment account to purchase a rental outright.  I would be able to get a better deal with an offer being submitted as an all cash offer.  I plan to fix it up and then rent it out.  Once rented I need to know my options for getting my cash out and keeping it as a rental.  I can't call it a cash out refi because there will never be a mortgage.  Can I just walk into the bank and tell them that I have a house that I want to put a mortgage on?  The amount I would pay is a lot less than the market value, so I am not worried about the appraised value.  I just need to know is it simple and what is the process called (if it has a name).  Thank you in advance for your responses!!

Thinking about purchasing a property with cat urine around the refrigerator but the smell travels over other parts of the house. My question: Should I calculate that expense to fix it into my offer price or bid regularly and if the inspector finds the problem, ask for the seller to fix it?? It is a foreclosure, so it would be the bank that I'm dealing with. Thanks for your responses!

Hi, I am trying to figure out which grants are still available so that I can apply for one. Since it's so late in the year, I know that the availability of grants are getting low. Does anyone know where I can find a list of grants in the state of Georgia that are still available right now so that I can select which ones I would like to apply for? Any information besides info on grant writers would help. Thanks!!!

Hi, I'm trying to understand something with the lease option buy. I have a property where I put a tenant on lease option to buy for a year while they are improving their credit to be able to purchase. So when a year comes if everything is in order for them to purchase the property from me, do I keep the monthly payments or do I put it towards there purchase? Thanks for all responses!!
