My wife and I purchased this last year and did some work on the interior but simply don't have enough time to perform the work ourselves nor manage funding/contractors to rehab at this time. In my planning prior to purchase, I determined ARV to be $105k - $115k and rehab costs at $20k. Taxes are about $3,500/year. Please see the attached brochure for more information. Can anyone provide me advice on how to approach pre-foreclosure properties? How do I determine who holds the property and if I could offer cash before it goes to auction or MLS. Perhaps point out historical posts, books or articles that might help? Thanks a lot!!

Just won a local 3/1.5, 1600sf today on an auction! My wife and I are pumped to start on our first flip! Thank you to BP for providing the resources for people to gain wisdom. This community is such a wealth of information! Wish us luck!
Have an opportunity to buy a mixed use building in the village square from private owners. We bought our business building from them last year and they are good family friends. Building has three large commercial store fronts on lower, three commercial upper and one luxury apartment. All units are occupied by solid companies. Building is $650k, gross rents are $9k/month, all leases are NNN except apartment. Only normal expenses are electric for elevator and exterior lights and normal maintenance. Even with 20% down the building would net $4k per month after taxes/insurance/expenses. My business is also right next door and I'm there all day in the event issues pop up, and only live 10mins away. My problem is down payment. I don't have $130k cash to get in. Getting the loan is no issue, I've consulted on this awhile back. Seller has a $250k equity loan out on the property and doesn't want to hold a portion of the loan. Also they're getting older and just want the cash from the sale. I've reached out to local potential partners and due to their current acquisitions, are unable to assist with the down payment. Any suggestions?

Post: New Investor but Found a Great Deal

I've never bought an investment property (own a 2,000sf office building for my business) and have been absorbing as much wisdom as I can from BP. I found a single family house 3/1.5 1500sf in my old neighborhood my wife and I used to walk by everyday. We'd always comment on how dumpy it looked but it's for sale now for $79k. It's value after rehab would be about $140k as are all the homes in the neighborhood. The neighborhood is awesome, quiet, safe, near great schools and a mile from my current residence. The house just came up on the MLS today and looks pretty good by the pics. I'm planning on walking through with my agent Monday. My goal would be to finance through private funds, rehab (need to still determine if property is a okay), and sell. Am I crazy for wanting to start this soon (1-2 months after just starting to study RE investing in depth)? I don't have a business, business plan (finished yet), etc. Should I wait longer? All signs (so far) point to a $30k profit. Any thoughts? Thanks all!

Hi all, my first post here on BP. I've been reading BP books, listening to podcasts and reading the blog everyday for a couple months now. I'm a professional engineer and project manager who's been in the design/construction industry for about 13 years now. I have my own business and work part time at a local university. Just finished building our home (thru a GC) and have bought/sold two other SFH along with the acquisition of a 2,000 sf office building that houses my wife and my businesses. I' blessed that my part time job covers expenses and provides health insurance while my business provides cash to be able to invest. I live in a great area with a ton of affordable properties and a lot of opportunities to fix and flip or BRRRR method. My goal is to start this way and then scale up to larger multi families then to apartment buildings and then to commercial property. Eventually I'll be an actual developer, demolishing vacant structures and building amenities to improve local communities. My immediate goal is just to start and I'm so excited to finally post my first post and introduce myself. Can't wait to get to know all of you! Marc
