Hi; asking the questions how does the new bill passed 5/3/21 will effect wholesaling In Oklahoma? 

How are whole sellers, doing their deals now since the bill has passed and is law?

Hi: Joe, I'am wholesaling the deal. My lender is just allowing me the privilege, of using their platform to say I have the

funds in the double closing. So how do I ask their closing company are they investor friendly? Do I ask do they back to back

closing, transactional funding, flash funding? Thank you.

Hi; been working on a deal, with sellers real estate agent commercial property. Seller and agent, already have a closing company. I have one also, agent wants to submit a letter of intent, with the sellers agent closing company, with my offer to the seller. I'am not sure if the closing company is investor friendly. Should I call the closing company, before I sign and see if they are investor friendly? If so how would I ask the closing company if they are investor friendly? Example: do they do double closing, flash funding, transactional funding? Not sure how to ask the question without raising suspicion! It seems like it could be a good deal. And if the closing company is not investor friendly how do I proceed from there to get then to use my investor friendly closing company? Thank you, so much for your response in advance.

Hi: Chase, the buyer did not state how many units. Just stated the amount which is $300 million, ABC grade. Not sure if they are cash buyers. OK. Was not aware that loop net, was not a good place not to find deals. Awesome insight, for my learning. Sorry for the delayed response, and thank you, very kindly.

Hi: Charles, I really appreciate, the content of your response and will take it to heart also. 

OK. Very gratefully for all the answers, I"am much wiser in this process, and I will not attempt to go any father,  with whole selling these properties. Which brings me to this question.

Should I or can I charge a finders, fee for locating multi family properties? If so how would I go about charging such a fee?

Example should it be a percentage of what the purchase price is? Are what does any one suggests please?

Hey: Bigger pockets : I have a buyer who what’s multi family units in my area. There are a few, i’ve Found on loop net. They are listed by agents, how do I go about making it a deal? 1. Do I contact the agent an see are they wholesaler friendly? 2. If so do I put it under contract and than contract my buyer? 3. Can you wholesale, multi family units? Please walk me through the process, never experienced this before! Anybody in BiggerPockets has any info? Looking forward, to hearing from someone, soon, clueless and needing help. Very thankful for the advise.
