Thanks for responding Johnathan. I am an investor making an offer. I have been working 1:1 with the seller up to this point. My attorney advised against it and suggested I hire a buyer's agent for my own protection and guidance. I assumed my deal was a good one based on comps in that area and the county assessed value. I also ran some numbers here on Bigger Pockets. I am no expert by any means, but I felt pretty confident with my offer pending an inspection, Appraisel, etc... I guess I'm not totally convinced that I should risk losing the deal by asking the seller to pay. I'm also trying to keep my emotions in check.

Upstate New Yorker about to make an offer on my first deal. FSBO seller doesn't want to pay commissions. My attorney tells me I'm brave to not hire an agent for my first deal. Any tips on how I can negotiate with the seller to convince her to pay the buyer commission. Already have financing and a verbal agreement on price ( $30k under assessed value).
